Important Notice

Please read these terms and conditions carefully before proceeding with your purchase. By signing the contract of sale, you acknowledge that you have read, understood, and agree to be bound by all terms outlined in this document.

Property Description

The Vendor has agreed to demise absolutely unto the Purchaser all the residue of its interest on all that properties known and referred to as the 2-bedroom apartment, 3-bedroom (penthouse) apartment + BQ situate at The Camberwall Advantage 1 Estate, Ikate, Lekki-Epe Expressway in the Eti-Osa Local Government area of Lagos State.

Purchase Price

a) The outright purchase price of the property (see attached e-flyer for the prices)
b) Instalment price according to your preferred payment plan with an initial deposit of ₦10,000,000 (Ten Million Naira only).

Payment Method

Payment shall be made either by issuing a cheque in favor of the Vendor or a direct electronic transfer by the Purchaser into the Vendor's account.

Delivery of Keys and Title Documents

a) In the event of outright payment (inclusive of all ancillary fees), the Purchaser shall be entitled to his keys and title documents upon completion of the property, which shall be at a time and period to be communicated.
b) Upon receipt of the gross sum payable on the property under the instalment payment plan and completion of the unit, the Purchaser shall be entitled to the keys to the property and the title document at a period to be communicated and as structured by the Purchaser's transaction.

Ancillary Fees

Other ancillary fees to be paid by the Purchaser upon completion of payment for the property are:

Documentation Fee (Survey and Legal Fee) 5% of Purchase Price

Default and Withdrawal Policy

Any default and/or withdrawal on the part of the Purchaser, at any stage of the subscription before 75% of the total purchase price has been paid shall lead to termination of the subscription and a refund of less than 35% of the total sum paid after a period of 120 days from the date which the request was received by the Vendor.

Agent and Marketer Payments

Any cash given to any agent or marketer by the Purchaser on behalf of the Vendor shall be at the Purchaser's risk.

Preferred Location Request

Any request for a preferred location of any unit shall be put in writing but at a premium and subject to availability.

Common Areas Ownership

The Purchaser(s) shall jointly own the common areas of the apartment block, but common areas of the estate shall be exclusively owned by the Vendor.

Design and Renditions Disclaimer

The design and renditions are only meant for promotional purposes and have no legal value. The plans, specifications, images and other details are only indicative and subject to the approval of the concerned authorities.

Ride Hailing Platform Benefit

Aside from acquiring your property after the complete payment of the purchase price and other additional payments, you are entitled to a steady cash flow via a ride hailing platform provided you pay 50% of the Purchase price as your initial deposit.

Service Charges

Purchaser(s) shall be required to pay service charges for maintaining the common utilities (water, electricity, etc.) and areas in the Estate.
